Rental analysis
We look at your property and the local market and tell you what it should rent for and what it needs before listing. No charge, no obligation.

Onboarding
Management agreement, keys, photos, and any make-ready work. If there is a tenant in place, we take over the lease and introduce ourselves.

What does long term management cost?
Fees depend on the property, the number of units, and the services you need. Start with a free rental analysis and we will walk you through the numbers for your specific property before you commit to anything.
How long is the management agreement?
Our standard management agreement is 12 months. After the first year it continues on a rolling basis so you are never locked in longer than you want to be.
How are maintenance requests handled?
Tenants submit requests through the online portal and we dispatch our vetted contractors. Routine repairs under $500 are handled without bothering you. Anything above that, other than a true emergency, gets your approval first.
When do I get paid?
We send owner distributions monthly by direct deposit once rent clears, along with a statement showing income, expenses, and any maintenance for the period. Year-end statements and 1099s are provided for your taxes.
How do you screen tenants?
Every applicant goes through credit, criminal background, eviction history, income verification, and rental references. We look for tenants who will pay on time and take care of the property, not just the first person who applies.
How can tenants pay rent?
Tenants pay online by ACH bank transfer or credit card through the tenant portal, with automatic reminders. Online payment means rent arrives on time and is tracked automatically.
What happens if a tenant stops paying?
We follow a consistent notice and enforcement process, and if it comes to it we coordinate the eviction filing and court process on your behalf so you are not navigating it alone.
